Summer 2021 brings us news about CAP rates based on responses from the National Association of Realtors first quarter survey (properties less than $2.5M).

Industrial: Warehouse & Flex - 6.8%
Office Class B/C - 7.2%
Free standing retail - 6.8%
Land - 6%
Reminder: to derive the CAP rate, divide the NOI by the asking price or current market value of the property. You can also multiply the CAP rate by the value of the property to determine the income that a property should produce.
